About this campspace

Private property where you can park your home-on-wheels or pitch your tent and make yourself at home. Kick back and take in the views of the Royal Gorge, Wet Mountains and the Sangre de Cristo mountain range from our high-desert property with 360 degree views. Can accommodate multiple vehicles, campers, van, RVs, etc all in the same group/party.

Most of the property is high desert grasses, pinion pine trees and juniper cedars, but be on the lookout for cactus as well. Access includes full hook up with amenities such as WIFI, propane grill, patio with tables and seating, and a fire circle (fires allowed only per local ordinance).

The property is about a mile off Route 50 on a County Road that leads to the Royal Gorge. So it's quiet in non-business hours, but you will experience a little traffic during the day. But you are a ways off the road so you still have your privacy.

The activities
The Royal Gorge Trail system is right up the road and can be biked to straight from the property. Or drive up and park at the available trailheads. During summer months there are restaurants, rafting outfitters, zip line tours and more accessible just minutes outside your door. The Royal Gorge Bridge, Dinosaur Museum, Rock Shop and multiple souvenir shops are open year round. We are 8 miles out of the main town of Canon City.

Across the street is a KOA which allows you a day access pass for their various activities (huge blue slide, pool, playground, and more). They also offer showers for $7.

Rigs and vehicles are limited to a large, main pad that has a gravel base for 1-2 vehicles to park on depending on size of rigs. Around the main pad, more vehicles/rigs can also park in a mixture of gravel, grass and dirt And there is one smaller concrete pad. Can accommodate large RVs, but it's not a pull through for large vehicles so be prepared to back out or in.

Tent campers can choose anywhere on the land within the fence line. There are a few trees up near the parking pads, but not a ton of shade so a shade structure or putting our your awning is preferable. There are more trees out to the east for added shade to set up chairs or hammocks for some relaxation.

The sanitary facilities
A well with a spigot is present, but the water has high calcium content. It can be used for washing, toilets and such, but not recommended for drinking.
We have a port-a-potty that is cleaned weekly.
Two dump station hook ups.
Dumpster available.

Cancellation Policy

Guests who cancel at least 30 days before check-in date will receive a refund of the amount paid by them (excl. Campspace fees). If they cancel between 14 and 30 days before check-in, they will receive a 50% refund. Otherwise they will not be refunded.

Quiet hours 9p to 7am. Cigarette smoking is allowed but you MUST put your cigarettes butts out in your cars and no littering them on the property.
